With over 20 years of experience, Tony acts as your dedicated local contact, coordinating trusted contractors, overseeing essential maintenance and ensuring your property receives the care it deserves throughout the year.
We don’t carry out building work or maintenance ourselves. Instead, we believe every job should be completed by the right professional. Through our network of trusted local specialists, we coordinate and oversee the work on your behalf, monitor progress and ensure everything is completed to a high standard.

Property Inspection Programme
Ideal for homeowners who want regular professional inspections throughout the year without full property management.
Starting from €80 per scheduled visit
Minimum six-month programme, payable in advance.
Includes:
- Regular scheduled property inspections
- Internal and external security checks
- Visual maintenance inspections
- Utility checks where applicable
- Photo reports following each visit
- Recommendations if any issues are identified
Property Management
Our most popular service for homeowners who want complete peace of mind throughout the year.
Starting from €300 per month
Minimum 12-month agreement, payable quarterly in advance.
Everything in the Property Inspection Programme, plus:
- Secure key holding
- Contractor coordination and supervision
- Emergency response
- Property opening and closing before and after owner visits
- Administrative support
- Parcel acceptance and delivery during scheduled visits
- Preparation for owner arrivals
- Ongoing communication and updates
- Practical advice and property planning during owner visits
Holiday Rental Management
Designed for homeowners who let their property to paying guests.
This service is available for properties that are fully registered as holiday rentals and have a valid CIN (Codice Identificativo Nazionale).
If you’re planning to start renting your property, we can also assist with setting up the required systems before your first booking. This includes coordinating the practical requirements such as:
- Setting up the Alloggiati Web (Police Portal)
- Setting up the Tourist Tax Portal (where applicable)
- PEC email address
- Guidance on the practical steps required to begin operating legally
An additional one-off setup fee applies for new holiday rental registrations.
Once your property is fully operational, our Holiday Rental Management service includes:
- Guest registration and legal compliance
- Check-in and check-out coordination
- Coordination of cleaners, laundry providers, gardeners and pool maintenance specialists
- Guest support during their stay
- Tourist tax administration
- Coordination of maintenance between bookings
- Ongoing liaison with trusted local contractors

Contractor & Property Coordination
Finding reliable tradespeople in Italy can be challenging, particularly if you live overseas.
Our service includes:
- Project Coordination – Supervising maintenance and improvement projects where required and providing regular updates.
- Obtaining Quotations – Sourcing clear, written quotations from trusted local contractors.
- Quality Checks – Inspecting completed work before confirming that it has been finished to the expected standard.
- Deliveries & Logistics – Coordinating deliveries such as firewood, gas, water and other essential supplies.
Garden & Outdoor Maintenance Coordination
We work with trusted local gardeners and pool maintenance specialists to help keep your outdoor spaces well maintained throughout the year.
This may include coordinating:
- Regular garden and lawn maintenance.
- Patio, driveway and seasonal garden care.
- Pool maintenance, seasonal opening and winter closing.
- Exterior maintenance, including painting shutters, fences and other outdoor features where required.
Compliance & Essential Home Services
Owning a property in Italy involves more than routine maintenance. We coordinate essential servicing and administrative requirements through trusted local professionals, helping to protect your investment and, where applicable, support holiday rental compliance.
We can coordinate:
- Annual boiler servicing, including updates to your Libretto d’Impianto.
- Fire safety servicing, including fire extinguisher certification, smoke alarms and carbon monoxide detectors where required.
- Chimney sweeping and seasonal fireplace inspections.
- Utility appointments and access for inspections and servicing.
- Maintenance records and reminders for future servicing.
Holiday Rental Support
If your property is used as a holiday rental, we can coordinate many of the practical requirements needed to keep your property compliant and operating smoothly.
This includes:
- Guest registration.
- Alloggiati Web (Police Portal).
- Tourist Tax Portal administration.
- Ongoing contractor coordination.
- Property safety servicing.
- Guest support.
Holiday Rental Management is available for registered properties with a valid CIN.
If you’re preparing your property for holiday rentals, we can also assist with setting up the required systems, including the Police Portal, Tourist Tax Portal and PEC email address. A one-off setup fee applies.
