The Reality of Looking After Luxury Villas in Umbria
Owning a villa in Umbria is a dream. Looking after one from hundreds or even thousands of miles away is something entirely different. For many of our clients, their villa is a second home, and our role is to ensure it’s ready to enjoy whenever they arrive.
Professional Property Management for Your Villa While You’re Away
People often tell us, “You have the perfect job.” And in many ways, they’re right. We have the privilege of caring for some of the most beautiful homes on the Umbria–Tuscany border. But behind every peaceful sunset, perfectly prepared villa and relaxing family holiday are months of planning, preventative maintenance and attention to detail that few people ever see.
Even when a luxury villa stands empty, our work doesn’t stop. Winter is one of the most important seasons for property management in Umbria. Freezing temperatures, heavy rain and strong winds can quickly take their toll on rural homes. Roof damage, frozen pipes, fallen branches and damp can become costly problems if they’re not spotted early.

That’s why winter is our season for thorough property inspections, preventative maintenance and planning ahead. By identifying small issues before they become major problems, we help keep every villa protected, well maintained and ready for its owners’ return. Regular inspections also help homeowners comply with the conditions of many insurance policies, which often require unoccupied properties to be checked at set intervals.
Spring: Preparing of a luxury villa garden in Umbria
Inside the villa, our detailed preparation begins. Every room is carefully inspected, ensuring everything is exactly as it should be before owners or guests arrive. Kitchen and utility appliances are tested, lighting is checked, heating and hot water systems are serviced, and air conditioning units are run well before the summer temperatures arrive.

Once spring arrives, the pace changes completely. After months of winter weather, every property begins its transformation ready for the season ahead. Gardens burst back into life, outdoor spaces are refreshed and swimming pools are prepared ready for the season ahead.
It’s often the small details that make the biggest difference. A gate that no longer closes smoothly, a loose roof tile, faded paintwork, worn outdoor cushions or a leaking tap might seem insignificant on their own, but together they affect the experience of arriving at a well-cared-for home.
Our aim is simple: when owners unlock the front door, everything should feel effortless. The gardens are immaculate, the pool is crystal clear, the house is fresh and welcoming, and every detail has already been taken care of. The best compliment we can receive is when everything simply works and our clients never have to think about everything that happened behind the scenes to make that possible.
Summer: When Every Day Is Different

No matter how carefully a property is prepared, unexpected problems can still arise. That’s simply part of owning a countryside villa.
A pool pump may stop working during a heatwave, a summer storm might bring down branches, an appliance could fail, or guests may need assistance outside normal working hours. These are the moments when having someone local makes all the difference.
For us, responding quickly isn’t an inconvenience – it’s part of the job. We know the local tradespeople, understand how things work in Italy and can deal with problems before they become bigger concerns. Many of the contractors we work with have been part of our trusted network for years, allowing us to respond quickly while maintaining the high standards our clients expect. Our aim is always to resolve issues quickly, keep owners informed and ensure guests can continue enjoying their stay with as little disruption as possible.
By August, after months of early mornings, late evenings and travelling between properties, there are moments when the quieter pace of winter feels very appealing. Summer rarely follows a schedule. No two days are ever the same – and that’s exactly what makes the job so rewarding.
Yet when winter finally returns, we soon find ourselves looking forward to another busy season. We miss catching up with returning owners, welcoming new guests and seeing familiar villas come back to life.
After more than twenty years caring for homes on the Umbria–Tuscany border, we’ve learned that great property management is built on trust. Every villa has its own story, and every owner has different expectations. Our job is to provide reliable, attentive care throughout the year, so owners know their property is being looked after with professionalism, consistency and genuine attention to detail.
Would we change it? Not for a moment.
Despite the long days, the unexpected call-outs, the missed weekends and the constant responsibility, there’s something incredibly rewarding about what we do.
Knowing our clients can arrive in Umbria, unlock the front door and simply relax, without worrying whether the pool has been prepared, the garden maintained or a problem has gone unnoticed, is exactly why we love what we do.
For more than twenty years, our commitment has remained the same: providing reliable, professional care that keeps every property well maintained, secure, and ready for its owners to enjoy
