Property Management in Umbria FAQs

Looking for expert advice on property management in Umbria? Our frequently asked questions cover everything you need to know about caring for your villa, holiday home or condominium.

Buying or owning a property in Italy can sometimes feel overwhelming, especially when dealing with local contractors or service providers. We communicate with you in English and coordinate everything locally in Italian, so you always know what’s happening without worrying about the language barrier.

1. What property management services do you provide in Umbria?

We provide comprehensive property management for private homes, second homes, holiday rentals, luxury villas and condominiums throughout Umbria. Our services include property inspections, key holding, maintenance coordination, emergency response, guest support, cleaning and laundry coordination, pool and garden supervision, and preparing your property before you arrive.

2. Which areas of Umbria do you cover?

We cover a wide area across Umbria. Please visit our Areas We Cover page for more information. If you’re unsure whether your property falls within our service area, simply get in touch and we’ll be happy to advise.

3. Do you manage luxury villas, country homes and condominiums?

Yes. We provide property management services for luxury villas, second homes, country properties and condominiums throughout Umbria.

Every property is unique, which is why we like to meet with you and visit your property before taking it on. This allows us to understand your requirements, assess the level of service needed and ensure we’re the right fit for each other.

Our goal is to provide a personalised, professional service tailored to your property, giving you complete confidence that your home is being cared for to the highest standard.

4. Do you look after private homes as well as holiday rentals?

Yes. Whether your property is a family holiday home, a permanent residence, an investment property or a holiday rental, we can tailor our services to meet your individual requirements.

5. How often do you inspect my property?

Inspection schedules are tailored to your needs and can be weekly, fortnightly, monthly or arranged around bad weather, owner visits or holiday rental bookings.

During each visit we check the general condition of your property, look for leaks, damp, electrical issues, signs of pests, security concerns and any maintenance that may require attention.

6. Can you provide photographic inspection reports?

Yes. If requested, we can provide detailed photographic reports following property inspections, giving you complete peace of mind while you’re away.

7. What happens if there’s an emergency while I’m away?

If there’s an emergency such as a burst pipe, power failure, storm damage or alarm activation, we’ll respond quickly, assess the situation, arrange trusted contractors if required and keep you fully informed throughout.

8. If I leave my property empty for more than 30 days, will my insurance still cover me?

Many insurance policies include an unoccupancy clause, which may restrict cover if a property is left empty for an extended period. Regular inspections can help demonstrate that your property is being cared for, but you should always check the terms of your own insurance policy.

9. I own a private home. If friends or family from the UK or USA come to stay, do I need to register them?

The answer depends on how your property is used and the nationality of your guests. Different rules apply to private homes and holiday rentals, and requirements may vary for EU and non-EU visitors. If you’re unsure, we’re happy to advise you on the current regulations.

10. Can you arrange cleaners and laundry services?

Yes. We work with reliable local cleaning teams and a professional laundry service to ensure your property is maintained to the highest standards, whether for your own arrival or for holiday rental guests.

11. What happens if a guest gets locked out?

Every property is different. Before providing a lock-out service, we’ll discuss your property’s access arrangements and agree on a secure key management solution. This allows us to assist guests quickly while maintaining the security of your home.

12. Can you arrange trusted local contractors?

Yes. We work with a network of trusted local electricians, plumbers, gardeners, pool technicians, builders and other skilled tradespeople. We can arrange repairs, supervise work and keep you updated throughout the process.

13. Can you manage payments for local contractors?

Yes. Many owners choose to set up a dedicated maintenance fund (or “kitty”), allowing us to pay approved contractors quickly for routine maintenance and emergency repairs. We keep clear records of all expenditure for complete transparency.

14. Can you prepare my villa before I arrive?

Absolutely. We can prepare your property before your arrival by airing the house, checking utilities, preparing bedrooms and bathrooms, ensuring the pool and garden are ready, and making sure everything is in perfect condition for your stay.

15. Do you offer bespoke property management packages?

Yes. Every property and every owner has different requirements, so we create tailored property management packages.

Whether you require:

  • Weekly inspections
  • Monthly inspections
  • Winter or bad weather checks
  • Holiday rental changeovers
  • Pre-arrival preparation
  • Emergency response
  • Full property management

we’ll design a package that suits your property and lifestyle.

16. How much do your services cost?

Every property is unique, which is why we don’t offer fixed packages or one-size-fits-all pricing.

Our services are tailored to your property’s individual requirements, taking into account factors such as its size, location, how often you visit, whether it’s a private home or holiday rental, and the level of support you require throughout the year.

Many of our clients choose an Annual Property Care Agreement, giving them the reassurance of regular scheduled property inspections, proactive oversight and a trusted local contact who understands their home.

Following an initial conversation, we’ll provide you with our Property Care Guide together with a personalised Property Care Proposal, outlining the services we recommend and a clear quotation based on your specific requirements.

If you require a one-off inspection, emergency visit or contractor supervision, we’re also happy to provide these services on request.

17. Why choose Antonio Umbria Villa Services?

Because we believe every property deserves personal care—not just routine visits.

With almost 20 years of hands-on experience managing homes throughout Umbria, we provide a discreet, reliable and personalised service for overseas owners who want complete peace of mind.

We take the time to understand your property and your expectations, working closely with you to ensure your home is cared for as if it were our own.

18. Why do you limit the number of properties you manage?

We deliberately limit the number of properties we manage so every client receives a genuinely personal service. Rather than overseeing a large portfolio, Tony remains personally involved with every property, allowing him to build long-term relationships with homeowners and respond quickly whenever support is needed.

We believe quality of service is more important than quantity, and that’s reflected in the level of care and attention every property receives.

19. Will I have one dedicated point of contact?

Yes. You’ll deal directly with Tony, who personally oversees your property and coordinates any maintenance, inspections or contractor visits. Having one dedicated point of contact ensures clear communication and means nothing is lost between different members of staff.

20. Can you represent me if I’m unable to travel to Italy?

Yes. Many of our clients spend long periods outside Italy. We can act as your trusted local representative by coordinating contractors, attending appointments, meeting deliveries and keeping you informed, allowing work to continue even when you’re overseas.

21. Can I use my own contractors?

Yes. If you already have trusted local contractors who know your property, we’re happy to continue working with them and coordinate appointments on your behalf.

If you don’t have preferred contractors, we can recommend experienced local professionals whom we’ve worked with over many years. These are tradespeople we trust and, in many cases, use ourselves for our own home and the properties we manage.

We believe every job should be carried out by the right specialist. Whether it’s an electrician, plumber, gardener, pool technician or builder, our role is to coordinate the work, oversee progress where required and keep you informed throughout the process.

Ultimately, the choice is always yours. Our priority is ensuring your property receives the highest standard of care, using contractors you know and trust.

22. What happens if you find a problem during an inspection?

If we identify a problem during one of our inspections, we’ll assess the situation, document our findings and contact you with our recommendations. Where appropriate, we can obtain quotations, coordinate trusted contractors and oversee the work on your behalf, keeping you informed throughout the process.

23. Why are regular inspections so important?

This is brilliant for SEO because people genuinely search for it.

Regular inspections help identify issues before they become expensive repairs. A small roof leak, blocked gutter or water leak can quickly develop into significant damage if left unnoticed. Routine visits allow us to spot potential problems early, helping to protect both your property and your investment.

24. Do you offer one-off property visits?

We don’t believe it’s possible to provide the level of care our clients expect through occasional visits alone. Effective property management comes from knowing your home, understanding how it changes throughout the seasons and building a long-term relationship with both you and your property.

25. Do you provide property management for holiday rental properties?

Yes, although our primary focus is caring for privately owned villas and second homes. We also support a carefully selected number of holiday rental properties where owners are looking for a trusted local partner to oversee the day-to-day care of their property.

Our holiday rental support can include guest changeover coordination, property inspections, key management, contractor supervision, maintenance coordination and preparing the property before guests arrive. Every service is tailored to the individual property and the owner’s requirements.

To protect both our clients and our business, we only provide holiday rental services for properties that comply with current Italian legislation. This includes holding a valid CIN (Codice Identificativo Nazionale) where required and meeting all applicable legal obligations for holiday rentals.

If you’re considering renting out your property but aren’t sure what registrations or compliance requirements apply, we’re happy to discuss the practical aspects and point you in the right direction before you begin.

Still Have a Question?

No two properties are the same, which is why we don’t believe in one-size-fits-all property management.

If you haven’t found the answer you’re looking for, get in touch. We’ll take the time to understand your property, discuss your requirements and explain how we can support you with a service that’s tailored to your home, not a standard package.
